Envisioned as the Passive + Garden Home. The clients came to us seeking creative ways of maximizing indoor/outdoor gardening space, and functional & efficient living space. The property is situated on a quaint LoHi corner lot with south-west orientation. Given those parameters, we've taken a page out of the Earthship playbook and incorporated a south facing, 2 story "greenhouse" to formalize the entry of this modest home. Coming in at barely over 1800 total square feet, this single family home is a far cry from everything else getting designed and built in this neighborhood, where maximizing lot coverage and gross square footage is the goal.
With the LoHi Passive House, we packed a lot of punch into efficiently laid out interior finished spaces. Boasting 3 bedrooms, 2 baths, and a large and open kitchen/living area, the 2 story greenhouse celebrates entry into this efficiently laid out home. At the 2nd level, the residents have a western facing roof deck for light gardening and afternoon enjoyment. An exterior stair connects grade to 2nd to roof deck, providing ample gardening opportunities.
The home is designed to maximize thermal mass effect, thus, slab on grade and "Thermomass" walls are being specified along the northern exposures. High R insulation SIP walls, and strategically located triple pane windows will round out the high performance building envelope. An ERV will provide continuous fresh air, and 4 mini-split heads will provide zone specific and efficient conditioning for those hot summer days!
