The client approached Bonsai Design + Build seeking architectural services for a 7th story penthouse addition on his 6th floor loft. Located in lower downtown Denver, it was existing in the historic Rocky Mountain Warehouse Lofts. By right, all 6th floor loft owners in the building have air-rights and was thus allowed to build a 7th story to their existing loft. The HOA was contacted for approval on the design and addition
Extensive survey and design documentation had to be prepared in in order to present to the board. Next, approval from the Lower Downtown Design Review Board (LDDRB) had to be secured. An extensive design review package was prepared to submit to the LDDRB. Finally after much deliberation, Bonsai Design + Build was able to secure LDDRB approval on the firs submittal to the board. This project was recognized at the hearing by the board and our package is now used by the LDDRB as a model for future submittals. Later on, a zoning review with the city of Denver was prepared, and zoning permits were issued by Denver
