The Winona 5-Plex is a bold attempt at a new product type for our developer clients. Springing from the tried and true 4-plex plan, typical of Denver's old 'RH' zoning code, our clients came to us with the vision of achieving higher density by rearranging the plan to accommodate a 5th unit. Working with city officials, and after various iterations, the 5-plex model was born!
This project features 3 unique floor plans, ranging in square footage between 1,012-1,419 SF, each accessed via a street facing front door, as required of the Row House building form, the units abide by the residential code, and thus are by definition townhome units. This new product type will offer a wide range of price points, which is sure to appeal to Denver's fast growing, young and energetic demographics, looking to relocate to a centrally located, exciting West Colfax neighborhood!
Site Development Plan approval is imminent, the project is currently in the engineering phase, and preparing for building permit submittal. We look forward to a late fall groundbreaking, and supporting our clients through construction of this new and exciting project!
